If any client decides to look for property deal for themselves and wishes to manage it as well, whether it’s a single let or a house in multiple occupation (HMO), we would be happy to provide advice and walk them through the rules and regulations. If they prefer to be more hands off approach, we would happily manage their property or portfolio, which could include sorting any refurb and or staging, finding suitable letting agents or managing the property on their behalf. Much would depent of the type of investment, timescales and volume of projects. Generally, the least amount of your own cash the better but For example if doing a buy refurb flip, then using you own capital for a short project would save you on time, fees and interest. If, doing buy refurb rent, then perhaps using buying on a bridging loan and using your cash for a deposit and the refurb would be better as you could then remortgage the property to release most or all of your capital and, if you do your number right, the rental income would pay for all the interest and provide a good net profit.

For bog standard property purchases then general High Street Banks are fine, but the majority of property investors will be looking for the best options possible and the best way to find these would be via an “All of Market” Broker who is not tied to any particular lender.
